Let-Co’s in-house PM team are well practised and qualified to deliver various scales of projects across the UK. Their technical skillset grown from real-world experience allows them to meet concise and demanding challenges across the sector, from new builds to refurbishments and commercial conversions.

Recently, the team surveyed over 50 investors for their average holding cost of a project. From the results gathered it was clear to see that the average monthly holding cost sits between £2001 and £3000 per month! This is a factor new investors often forget to include in their refurb figures and can cause a nasty surprise on the back end of a deal. Having an experienced project manager can drastically reduce this spend.

 During our time as investors and developers, we have come across a wide variety of unknowns in the property sector and they are truly unavoidable. An experienced PM will be able to best advise the route of action for the best results. A strategy we have adopted is to quote after strip out to mitigate risk as much as possible. If the PM faces an unforeseen situation, the client will be notified immediately of the discovery and be given a variety of solutions. Additionally, we will also work with the client to establish a contingency fund for works accounted for. The parameters will be agreed upon before the project commences.
